Brookville is a village of Gold Coast estates in the Town of Oyster Bay. Estate owners incorporated it in 1931 to head off what they saw as undesirable residential and commercial development elsewhere in Nassau County. Its neighbor to the north is Old Brookville, and the other North Shore towns sit along the same shore.

Is Brookville wealthy? Population, housing and income

Brookville had 2,939 residents at the 2020 census and an ACS 2020–2024 estimate of 2,941. The Census Bureau’s ACS 2020–2024 5-year tables show a village of owners: 724 of 780 occupied homes are owner-occupied and 56 are rented. The median home was built in 1967.

The household income and home value medians do not give a usable number. Both ACS estimates sit at the survey’s top reported values, $250,001 for income and $2,000,001 for home value, so the survey gives no exact figure. The ACS has no median gross rent estimate for the village. Older figures point the same direction: the 2000 census median household income was above $200,000 and per capita income was $84,375.

Household makeup in the 2020 census: 79.7% of households were married-couple households and 37.6% had children under 18. Of the housing units counted, 5.4% were vacant.

Estates, acreage and how the village took shape

Estate owners banded together to win village incorporation in 1931. The first village was a narrow tract centered along Cedar Swamp Road. In the 1950s the northern part of the former Wheatley Hills area was annexed, roughly doubling the village to its present 2,650 acres. The Census Bureau puts the total area at 4.0 square miles, all land. Zoning bans commercial development and requires at least two acres for residential property. It lost some territory to the Incorporated Village of East Hills between the 1960 and 1970 censuses.

The land has a long record. The Town of Oyster Bay purchased it from the Matinecock Indians in 1653. By the mid-1920s Brookville held 22 estates, part of the Gold Coast. Marjorie Merriweather Post built a 70-room mansion on 178 acres here, and in 1947 the estate was sold to Long Island University for its C. W. Post campus. The Brookville Reformed Church is one of the oldest existing church congregations in the country.

Schools and campuses

Brookville is primarily served by the Jericho Union Free School District, with portions in Locust Valley Central School District. Most homes are in Jericho, which serves grades K-12. Jericho reports 3,230 K-12 public school students for 2024-25, with 223 English Language Learner students. Attendance was 95% and the suspension rate 1% on the 2024-25 profile.

Two districts serve the village, so the address decides which one applies. For a comparison across the region, see North Shore school districts. For the data behind the Jericho figures, the NYSED report card profile is the primary source.

The village also hosts higher education. LIU Post, the largest campus of the private Long Island University system, is in Brookville. Half of the New York Institute of Technology’s 1,050-acre Old Westbury campus lies in the village. The Long Island Lutheran Middle and High School is also here.

How property taxes work

The Town of Oyster Bay Receiver of Taxes bills property taxes on more than 100,000 parcels in the Town. The office collects for the State, County, Town, special districts and school districts. The table below is the Town’s collection calendar.

Bill Due date Without penalty until
General tax, first half January 1 February 10
General tax, second half July 1 August 10
School tax, first half October 1 November 10
School tax, second half April 1 May 10

The Receiver’s office allows a 40-day penalty-free period between the due date and the penalty date. Miss the last day and the charge is 1% per month, retroactive to the original due date. School taxes leave the Town collection period on May 31 and general taxes on August 31, after which they are payable to the Nassau County Treasurer.

Two levers can lower the bill. Grievances go to the Nassau County Assessment Review Commission. The 2026 window closed March 31, 2026, after the County extended it. The Town’s page gives the usual grievance period as January 2 to March 1. The next opportunity to file follows the County’s next tentative assessment roll. New owners should register for STAR school tax relief as soon as the home becomes their primary residence. Basic STAR is based on the first $30,000 of a home’s full value, with a $250,000 income limit for the exemption. Enhanced STAR, for owners 65 and older, has an income limit of $110,750 for the 2026-2027 school year. County-wide mechanics are in Nassau County property taxes.

Rail and the LIRR

The LIRR first ran only as far as Greenvale, then expanded to Glen Head and Oyster Bay. The Oyster Bay Branch splits from the Main Line just east of Mineola and runs north and east to Oyster Bay. It was built from Mineola north to Glen Head, the line’s first terminus.

West of Mineola, most branch trains originate or terminate at Jamaica, with some rush-hour trips ending at Penn Station. A temporary alternate plan for the branch ran weekdays from September 2 to November 9, 2025; that schedule is past and is not the current timetable. Use the TrainTime app for current schedules.

Brookville has a four-acre bird sanctuary and a 19-acre passive parkland nature park with walking paths, horse trails, benches and outdoor art. The DeSeversky Conference Center of the New York Institute of Technology is also in the village.
