New owners register for the STAR credit with the NYS Tax Department as soon as the home becomes their primary residence, and the Basic or Enhanced credit follows from what they qualify for. The STAR exemption is closed to new applicants: owners who have received it since 2015 keep it on the same primary residence. The Basic STAR credit has a $500,000 income limit, and the benefit is based on the first $30,000 of a home’s full value. Enhanced STAR gives seniors aged 65 and older a larger benefit, with an income limit of $110,750 for the 2026-2027 school year. The property must be the primary residence of an eligible owner.
